Illegal ways of plotting breaking the rules of Law in a City

India has immerged as a preferable destination for investment in property including that in buying chunks of land. The growing infrastructure market has resulted in soaring of land rates by many folds in urban and semi urban areas across the country. With the increase in population and the growth in per capita income of the country, we have seen a substantial increase in people investing in land as the lucrative returns is incomparable to any form of investment of funds. The various land development authorities across the country have been unable to meet the rising demand of land by the people have paved way for private developers and builders to acquire and develop land for residential purposes as well as commercial use.

The private builders and developers nexus with various land development authorities of different cities often use illegal ways to acquire land and start plotting on them while overlooking rules as per law mentioned. The authorities showing their inability to acquire and develop land by expansion of a city towards the semi urban areas, but providing an upper hand to the private developers in acquisition of land and giving illegal approvals for plotting for commercial and residential purposes. The private developers often use various illegal measures in acquiring land using money and clout at the same time. Often we find the private developers ignoring all legalities to be followed while plotting on a particular chunk of land, some of which are without changing the land use if it’s an agricultural property, often purchasing land from farmers using clout and power and not compensating them as per the designated rates of that area and many other legal procedures are being overlooked by these powerful builders and developers.

India having an agriculture based economy has seen a significant decline of area being used in farming. The main cause being lack of profitability in farming due to climatic hazards and other problems, the farmers have preferred to sell off huge chunks of land to these private builders at lucrative rates for developing them into commercial and residential property in Lucknow. The private developers then flouting most of the norms and legalities convert these lands to sell them at high rates to customers. This nexus of private developers with the politicians and the land authorities have impacted the quality of farming land left across the country and will be major problem to be looked after seriously in the coming days
